One of the most challenging obstacles to buying your first home is saving enough money for the down payment and closing costs. By definition, first time home buyers do not own a home and therefore must currently be renting. How can you pay rent and save for a down payment at the same time? For many people, it is virtually impossible.

The state of North Carolina provides incentives – mostly financial assistance – for its residents who are first time home buyers and need help with the down payment and closing costs. The agency in North Carolina that provides assistance to first time home buyers is The North Carolina Housing Finance Agency.

In North Carolina, there are no outright first time home buyer grants available, but there is one program that is very close: The American Dream Downpayment Initiative. First time home buyers can get up to $8,000 for use toward the down payment and closing costs. This is actually a loan, but carries no payments and has a zero percent interest rate. The $8,000 doesn’t have to be paid back for 30 years. In effect, you are getting a grant of the value of interest on a $8,000 loan for 30 years, which at 7% interest rate, amounts to over $9,700 in interest that you would save.

The Holly Glen Subdivision in Holly Springs is a great mix of new construction custom built homes and pre-owned homes from around 1998. The still growing neighborhood is ideally located minutes from Downtown Holly Springs and Hwy 55 which now is connected to the Triangle Expressway which connects Holly Springs to Apex, Research Triangle Park and Raleigh Durham International Airport. Folks looking to get more house for the money than say the same in Cary, and enjoy a quaint small town feel would be wise to check out the homes for sale in Holly Glen.

Holly Glen has homes that range in price from about $200,000 to $370,000 and the average is about $250,000. Most of the homes in Holly Glen are single family detached and range in size from a three bed, two and a half bath, 1900 square foot home all the way up to a five bedroom three bath 3500 square foot home. Prices vary based on size and age and there are lots of options depending on your preference for new construction versus an older home. Lot sizes are about a quarter acre.

12 Oaks Golf Community Holly Springs NC

12 Oaks is a magnificent community nestled amongst the stunning Jack Nicklaus designed golf course of the same name. There are a number of neighborhoods in 12 Oaks that range from townhomes priced from the high $190’s through single family homes from the mid to upper $250’s and larger homes on golf course or wooded lots from the $500’s.

Along with the gorgeous golf course there is a well equipped fitness center, community pool with beach entry and slide . Tennis courts, playground and golf shop and cafe are all part of the community.
