Plans to start all over at Waverly Place have been nixed as the financial crunch has limited the amount of money the new owners are willing to pay to renovate the 23 year old shopping center.

I for one am glad to hear it. I do not understand the need to tear everything down and start over. How green is that anyway? We are definitely a disposable society aren’t we.

Waverly Place has a distinct look and the plans to make it a much more outdoor friendly space with waterfalls, edge pools, fire pits, a playground, space for a stage and a large lawn are a great idea in my opinion. As a father of a 2 year old and 5 year old that is very exciting to me!

Something about Waverly Place I have always liked despite it not being a successful home for many retailers, fitness clubs etc. Whole Foods which is pictured above has been one of the few mainstays of Waverly and should continue to anchor the shopping center. Below is I picture I took outside of the shopping center which is an artist rendition of some of the changes being made to Waverly Place. The renovation is expected to cost in the 15 million range and will hopefully be completed by April of 2011.

Local subdivisions & communities have a lot to gain or lose as it was recently announced the 540 extension south of Kildaire Farm Road and Holly Springs Road has not yet been fully determined.

We as real estate agents have been told to regularly check the NC Turnpike Authority site for the latest information on where the the extension would go south of its NC 55 intersection on to the Knightdale 264 intersection.

Home sales in subdivisions such as Jamison Park have suffered the last couple of years as the prevailing map and thought had the extension going very near the homes which can sell anywhere from $500,000 to $1,000,000. The uncertainty was too much for many prospective home buyers.

However, not even a week ago the NC Turnpike sent letters to many homeowner stating that the location was still undecided and that there were a few alternative routes that were being studied and they wanted the local communities input. Some of us are skeptical if the decision has already been made but we are being told our input will be considered?

I bought my townhome in Scot’s Laurel subdivision in Apex, NC knowing that 540 could be very close but it was an educated decision and I was aware of the risk. Now it may be farther away which is a good thing for my family but no so much for others.

Sunset Oaks would have homes torn down on one of the proposed routes causing a definite uproar in that subdivision as they bought their homes knowing where 540 was suppose to go. They had done their due diligence and are now being told that may not have been right.

We will definitely be hearing more over the next month or two as 540 and its southern location is being discussed.

There are a few key factors for a great home buying experience. One of them is to make sure you have an experienced, professional loan officer. Do you think it is important to have someone who is highly reputable, responsible and knowledgeable guiding you through one of the largest financial transactions in your life?

Here are 4 simple questions to ask your lender when you are shopping around.

1 – What are mortgage interest rates based on?

2 – What is the next Economic Report or event that could cause mortgage interest rates to change?

3 – When Bernanke and the Fed “change rates”, what does this mean?… and what impact does this have on mortgage interest rates?

4 – Do you have access to live, real-time mortgage bond quotes?

Be Smart! Ask Questions! Get answers! Your lender MUST be able to answer all of these questions correctly. If not, run – don’t walk – to a lender that does!

Email me for a cheat-sheet to grill your potential lenders!
